Project: Park Avenue Development, Southern River
Client: Claymont Land Pty Ltd
Service: Remediation and Residential Development
To enable clearance of subdivision approvals and title creation, remediation works had to be undertaken to the satisfaction of a Contaminated Sites Auditor. The uncontrolled fill was found to contain large amounts of asbestos along with metals and pesticides. The bulk remedial works were undertaken over nine months with dust and air quality control and monitoring. The works were successfully managed and implemented to achieve the geotechnical specifications for the proposed sub-division. A key, sustainable and cost saving outcome for the project was the reuse of the deleterious uncontrolled fill material which would have otherwise been disposed offsite to landfill.
Aurora Environmental was commissioned to supervise implementation of remedial and civil works and were an integral member of the project team. Remediation works involved excavation and screening of some 100,000m3 of uncontrolled fill containing asbestos and placement of the processed fill into deep containment cells on site. The containment cells were constructed by excavating potential Acid Sulphate Soils (ASS) from beneath the water table which was treated and re-used on site. Dewatering was carefully managed and monitored given the Conservation Category Wetlands.
The proposed lots where containment cells were constructed were identified on interest only deposited plans and are subsequently subject to ongoing site management (as documented in a plan) to prevent access and exposure.
